What's Coming to Shadowood in West Boca? New Restaurants, Shops & More
New restaurants, shops, fitness and wellness concepts are joining one of West Boca's most familiar shopping centers.

If you've driven through the intersection of Glades Road and 441 lately, you've probably noticed that Shadowood doesn't look quite like the shopping center West Boca residents have known for decades.
That's intentional.
EDENS, the retail developer that acquired Shadowood Square in 2023, is in the middle of a major redevelopment of the property. The plan goes well beyond replacing a few storefronts: new retail buildings, restaurants, outdoor gathering areas, landscaping and a pedestrian promenade are all part of the transformation.
And the tenant list is starting to get interesting. Here's what West Boca residents should know.
Shadowood is getting a major redevelopment
The redevelopment covers approximately 109,887 square feet of new and renovated retail space.
What's Changing?
Five new retail buildings (~49,330 sq ft) · Three renovated existing buildings (~60,557 sq ft) · A new 25-foot-wide pedestrian promenade · Public green space and outdoor seating · New signage, wayfinding and updated facades · Public art · More pedestrian connections throughout the property.
The goal is to turn Shadowood into more of a walkable gathering place rather than simply a traditional shopping plaza.
EDENS' current Shadowood page says new retailers are expected to begin opening this winter, with additional openings continuing into 2027.
What's Coming to Shadowood
Maman
Coming SoonCafé / Bakery
One of the biggest food announcements is Maman, the French-inspired café and bakery known for coffee, pastries, breakfast, lunch and its distinctive café interiors. EDENS has confirmed that Maman signed a lease at Shadowood. An exact opening date has not yet been publicly announced.
Why West Boca might care: Maman gives Shadowood a café/bakery concept that could work equally well for morning coffee, lunch or a casual meet-up. Do not state a specific opening date until officially confirmed.
J.Crew Factory

J.Crew Factory is also joining the redeveloped Shadowood. The retailer carries clothing and accessories for women, men and children and will add a national apparel tenant to a center that has historically leaned heavily toward services, restaurants and everyday retail. EDENS has confirmed the lease. Opening timing has not yet been formally announced.
Joe & The Juice
Coming SoonJuice / Coffee / Café
Joe & The Juice is bringing its coffee, juice, smoothies and quick café-style food to West Boca. The Copenhagen-founded chain has expanded heavily throughout South Florida, and Shadowood will give West Boca residents a location much closer to home. EDENS has confirmed the lease, but an exact opening date has not yet been announced.
MINISO
Coming Later in 2026Lifestyle / Retail
MINISO is one of the more recently announced additions. The international lifestyle retailer is known for a constantly changing mix of collectibles, character merchandise, toys, accessories, home goods and other small lifestyle products. A recent announcement from EDENS' leasing team said MINISO is expected to join Shadowood later in 2026. Because construction schedules can change, a more specific opening date should not be displayed unless officially confirmed.
Garden Butcher
Lease AnnouncedPlant-Based Restaurant
Garden Butcher is also headed to Shadowood. The plant-based restaurant concept has signed for a prominent corner space in the redevelopment. According to the lease announcement, the location is planned to feature an expansive patio and a chef-driven menu centered around whole-food, plant-based dishes. This will be Garden Butcher's second Boca-area location. No exact opening date has been publicly confirmed.

What happened to the Shadowood movie theater?
For longtime West Boca residents, this is probably the biggest visual change. The former Shadowood movie theater was part of the area being redeveloped as EDENS reshapes the property.
The current plan calls for new retail buildings, pedestrian space and public gathering areas rather than reopening the former theater as another movie theater. For many longtime residents, losing the theater marks the end of an era — but it also creates a large amount of space for the new Shadowood development.
When will the new Shadowood open?
There will not be one single grand-opening date for the entire redevelopment. EDENS currently says new retailer openings will begin this winter and continue into 2027. Individual businesses may open at different points throughout construction.
Current opening dates are still unannounced for several of the most anticipated tenants, including Maman, J.Crew Factory and Joe & The Juice. MyWestBoca will update this page as opening dates are confirmed.

Why this matters for West Boca
Shadowood sits at one of West Boca's busiest and most recognizable intersections: Glades Road and State Road 7/441. For years it has been a practical neighborhood shopping center.
The redevelopment represents something different: an attempt to create a place where residents might stay longer for dining, coffee, fitness, shopping and outdoor gathering rather than simply running an errand and leaving. Whether that vision works will depend on how the tenant mix and public spaces ultimately come together.
But the lineup announced so far suggests Shadowood is going to look considerably different from the center longtime residents remember.
